In particular we focus on getting the loan structure right the first time, choosing which lenders to use in the right order (yes this is important) and finally getting our clients the best deal possible.
In NSW, if you plan to buy or build your first ‘new’ home you may be eligible for the $10,000 First Home Owner Grant (FHOG).
Eligible securities are houses, apartments, townhouses, units or similar that are newly built, substantially renovated or even purchased off the plan.
Keep in mind that if it is a newly built home, the purchase price must not exceed $600,000 and if you purchase vacant land and build a new house, the building contract plus land value must not exceed $750,000.
Eligibility requirements state you must be at least 18 years old; you must be a first home buyer as a person (not a company or trust); one applicant must be a permanent resident or Australian citizen; you must live in the residence within 6-12 continuous months depending on when you signed your contracts.
You aren’t eligible if you have received a first homeowner grant in Australia before, if you have owned a residential property separately or jointly before 1 July 2000 or if you have lived six months or more in Australia in a home you have wholly or partially owned after 1 July 2000.
